Good day. I have noticed the following on our north facade. If you look closely, the respective floor or ceiling slabs of the different floors shine through the facade. You can see it as a grayish horizontal band. The facade is otherwise in good condition. The building is only 4 years old. Does anyone know these peculiarities? Thank you very much

You see it quite often. Often the case with monolithic construction (Poroton, aerated concrete) and then EPS plastered directly on the concrete ceilings. Different moisture levels, especially in autumn and spring, and it becomes darker.

Thanks a lot, Lumpi.
Can anything be done about it? Or is this normal for this combination (Poroton + concrete ceilings)?
Could this cause further moisture problems if nothing is done about it?
Is this considered a construction defect that can be claimed? Or is it a normal problem?
Thank you very much for your information.

No, you can only take preventive measures. There are shell elements from manufacturers (e.g. Poroton Deckenrandschale google), with which this does not happen, but it is more expensive. However, nothing actually happens, it is more of a cosmetic flaw.

Yes, we used those, you don’t see anything. But especially in the first year after construction, you can see all the individual bricks extremely well. It is probably also due to the moisture. I have to observe whether this is still the case after a few years. But where do you see a defect there, do you have any problems with it like mold?
