We are currently still at the beginning of the planning phase and would be very grateful for suggestions for improvement.

Plan: Single-family house city villa approx. 200 sqm with basement

Development plan:
Plot size: 1080 sqm
Slope: Surface profile in the pictures
Floor area ratio 0.3
Floor space index 0.6
Maximum permissible wall height = 7.0 m
Maximum permissible building height or ridge height = 9.5 m
Maximum number of full floors as a limit: 2
General residential area
Maximum two residential units per building
Orientation: It would be desirable to orient the living/dining/kitchen area towards the west and south (no further neighboring development possible to the west)
Ground surface in the area of undeveloped spaces of the developed plots may be altered by a maximum of 50 cm. Deviating from this, embankments for terraces up to a maximum of 1.0 m are permitted (maximum 30 sqm)
There must be access and exit routes of at least 5 m length between garages/carports and public traffic areas

Office: occasional home office

Terrace: yes (orientation west, since no further development is possible there, and a short section towards the south)

What could we do without:
Less space on the 1st floor

Questions:
Optimization of room layout/orientation?
Slope of the terrain: What limitations arise from this?
Direct transition from garage to living house sensible? Easily feasible?
Flat transition from terrace to garden possible?

I would be interested in the orientation of the property. Otherwise, I would have the passage between the kitchen and pantry opened the other way around, as it is much more practical. Why do you want 3 bathrooms? Bathroom 3 could also be used better, for example as a utility room. A walk-in closet as a separate room is not my thing; I would make it a walk-through room to the bedroom. Differently sized children's rooms always cause arguments; I would adjust that. What is your budget? 200m² plus basement in Bavaria will be expensive.

It's just difficult to evaluate a floor plan without dimensions. At first glance, I would say that the straight staircase seems too short to me. What ceiling height is planned?

It would also be helpful if you marked your house, garage, terrace, and driveway on your site plan.

In addition to what has already been written: how should [bad 3] be furnished? I am lacking a bit of imagination there.

Bathroom 3 is planned as a children's bathroom in the long term, but since it is not needed initially, a later expansion is planned. An interim use as a utility room sounds reasonable.
I have tried to incorporate some improvement suggestions and here is now a plan with measurements (although the external dimensions will certainly not be accurate due to the uniformly very thin wall thickness in this floor plan program; however, poor room layouts can hopefully already be recognized here if applicable).
The positioning of the house on the plot will also have to be somewhat oriented to the garage positioning. However, I am currently completely uncertain whether a double garage directly at the house is possible/useful due to the slope.
Planned floor height: 2.51 m

Bathroom with multiple doors is always difficult regarding locking. The children's rooms perhaps next to each other and the utility room to the left on the plan? This then provides separation between the bedroom, children's rooms, and equally sized children's rooms. The drainage of the utility room / children's bathroom will be challenging, as it is directly above the living area. The door swing on some doors can still be improved. What do you plan to do with the plan? If you go to the architect, please do not show him the plan, but only a list of your requirements.
