Hello everyone,

we are currently planning our dream house. We have already purchased the plot, and the planning is underway. Our goal is a simple single-family house without extraordinary extras. The whole thing should be built solidly, be adaptable for aging, and the floor plan garage should be usable for birthdays.

We are trying to plan a house here that is as simple as possible to keep the costs down.

Would you build with KSPE, or with "normal" bricks?
Tie beam ceiling, or in-situ concrete ceiling?

Hello and welcome, I think it's pretty good. What I wouldn't do is the knee wall of 1m. Better go for 1.30m and then make the roof a bit flatter. Otherwise, you can't push a normal bed up against the wall. The headboards are higher. What exactly does the development plan say about the heights? Officially, 1.5 stories does not exist. Don't you know it or is there none? What would also bother me is the wardrobe or rather the lack of it. For 4 people you should at least plan 2m x 60cm. That's not even conceivable for you. A few pieces of furniture under the stairs, that's it. But otherwise I like it.

I really like the floor plan. The position on the property is used sensibly, and the room layout is similar to ours on the ground floor.

However, I do have concerns regarding the wardrobe. Currently, I only see the possibility of putting down shoes when you are already halfway into the living room. Maybe you could consider a quarter-turn staircase or a staircase with two landings. This might create a small wardrobe niche, which could also simplify the hallway situation upstairs. Unfortunately, a straight staircase is often difficult to combine with efficient floor plans.

Or rather: instead of necessary technology, a wardrobe bench is drawn into the technology room, which apparently is supposed to suggest that the airlock option here is excellent and that the room can also serve as a hallway and wardrobe in versatility. The whole design can be successful – but if an important detail, we are talking about the yearly wardrobe of a family of four, is missing, the house does not work. But the same can be said about the garage – if the car cannot fit in there because of the wheels, that is quite unfortunate. Of course, the wheels could be placed elsewhere. But who draws something like that in?



Yep. Because if you just push the bed forward a little, you would bump into the corner of the room. The desk user on the right side of the planning can then also sit at the desk.

In BW, bicycle parking spaces must be explicitly indicated in the building application. I will refrain from commenting on that just to be safe. When it comes to garage/carport/parking space, everyone has their own ideas. Here in the forum, the carport is often praised. I enjoy my temperature-controlled car in the garage both in summer and winter. What I mean is: The OP surely put some thought into the solution, I assume.

That may be so, and it is not wrong to do so. But if bicycles block the garage, either this is not right or it is sloppy, not well thought out planning. With other things, as mentioned, one also runs into this. Is that so? I think it is always mentioned as an alternative when the budget does not allow for the double garage. Here, only the need is relevant, that the OP would like to use the garage for celebrating.
