Hello everyone,
soon the construction of our single-family house will also begin. The floor plan planning is slowly getting serious. So I thought, I’d ask you for advice on what we can still change/improve. Theoretically, everything is still possible.
Development plan/restrictions
Plot size: 500 sqm
Slope: no
Floor area ratio: 0.35
Building window, building line and boundary
Edge development: slightly trapezoidal building window, detached, each 3 m to the neighboring plot
Number of parking spaces: 2, independently accessible
Number of floors: 2 full floors
Roof type: gable roof (30°-45°), tent or shed roof at least 20°
Maximum heights/limits
Further specifications: ridge height 9 m from finished floor level ground floor
Requirements of the builders
Style, roof type, building type: city villa, modern, tent roof
Basement, floors: no basement, 2 full floors
Number of people, age: 2 + 2 children (planned)
Space requirements on ground floor, upper floor:
Office: family use or home office?: occasional home office
Overnight guests per year:
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: open kitchen with counter towards dining room
Number of dining seats: 6-8
Fireplace: no
Music/sound wall: if it fits
Balcony, roof terrace: no
Garage, carport: garage 3m x 9m (later)

Who designed the plan: floor plan of a solid prefabricated house/planner of a construction company + do-it-yourself
Rooms and kitchen are only furnished as examples for now. By the way, we quite like the kitchen idea already. The “big” thing on the right in the kitchen is supposed to be a side-by-side fridge, which the gentleman wants. In the utility room, the entire house technology will go in the lower part. But I currently don’t have any specific measurements here.
