Good day,
we are currently planning a multi-family house with 6 apartments for our family in the Stuttgart metropolitan area. The building structure results from a relatively small and therefore fully utilized plot. We are currently not happy with the bathroom and the children's room in the following apartment. We have come up with the following two alternative options. What do you think? (The options are not yet planned in detail). At the bottom of the sketch is south and a street.

phew - both apartments are really nothing - but in Stuttgart, everything is rented anyway. Regarding option 1, a children's room with a raw dimension of 2m in width is quite a statement. According to the DIN 283, which was withdrawn in 1983, that wouldn't even be considered a room, as back then rooms had to have a minimum width of 2.10m. If you subtract the balcony areas, apartment 2 still has 78m2, apartment 3 only 66m2, so I would consider a 2-room apartment more reasonable by today's standards.

What does that mean (floor area ratio, floor space index, etc.)?
The options also seem to me to exceed the scope in the other apartment, which was actually not asked about.

I couldn't have said it better.

What is the architect’s actual profession?
Take a look at this thread:

If the wall between [KZ] and the living room does not have the very best sound insulation, then the child is live when the parents are sitting in front of the TV.

Apart from the fact that 2 meters really do not have the character of a living space and you simply cannot place a normal 90 cm bed next to a living room door at this width, I would shorten the bathroom by one meter, also so that the corner of the room doesn’t threaten those entering, but also so that some space is created in the entrance area. This “space” is of course needed everywhere – the opposite is always an access designed like a tube (here: bathroom) ........ Reset: I just see option and current state: I would now see the current state as the best design. The kitchen would also be somewhat better utilized there.
