Floor Plan Optimization Check New Construction

Hello, we are currently planning a house. So far, we have a hand drawing in a scale of 1:100. We already like it very much. However, we need ideas on how to possibly save square meters to come down to 150–155 m². Current square meters:

Ground floor:
- Bathroom: 4.5 m²
- Cloakroom: 3.5 m²
- Office: 14.5 m²
- Hallway: 10.5 m²
- Storage room under the stairs: 1.5 m²
- Utility room: 8 m²
- Kitchen: 11.5 m²
- Dining: 19 m²
- Living: 25 m²
= total approx. 98 m²

Upper floor:
- Bathroom: 7.5 m²
- Bedroom: 12.5 m²
- Dressing room: 5 m²
- Gallery: 10.5 m²
- Children's room 1: 13.5 m²
- Children's room 2: 13.5 m²
= total approx. 62.5 m²

That makes a total of approx. 160.5 m².

The extension (living room) should remain as much as possible to keep a view to the east towards the forest from the sofa. On the upper floor, the children's rooms should be swapped with the bathroom and the master bedroom.

Orientation: Entrance to the north, kitchen to the east side, office in the west.

Do you have any other ideas on what could be optimized? Possibly to add a (hidden) pantry. Different stair design?

Are the square meters of the rooms sufficient or too small?

Is there no cadastral map of the property? Preferably with a north arrow and neighbors. Did you overlook the questionnaire?

What do you want now? Fewer square meters or more wishes fulfilled?

Few details, therefore few comments on saving square meters:

- Omit the dressing room, place the wardrobe in the bedroom
- Remove the door from the kitchen to the utility room, provides space for the utility room
- Remove the wardrobe in front of the WC and install it as a built-in version under the stairs.

I would rather swap the bedroom and the wardrobe so that bathroom stays over bathroom. Halve the utility room, then you have a pantry. Or you use the utility room also as a pantry. In my opinion, this also has the advantage of short distances. A traditional pantry doesn’t really exist anymore nowadays. A different staircase requires a completely new design. I assume there should be a basement. In my opinion, the rooms are okay. You use a lot of space for the gallery upstairs. Please provide some dimensions for the floor plans. The basement floor plan is missing. I like the variable partition wall to the kitchen. I once had something like that in my apartment. But honestly, it was almost never closed.

Plot size: 1,100 sqm
Slope: only towards the street
Roof shape: flexible
No building specifications.

Basement: no
Floors: ground floor and upper floor
Number of people: 2 + possibly 2 children, 31 and 28 years old
Room requirements: ground floor office, WC with bathtub, enclosed kitchen
