Hello, we are currently planning a house. So far, we have a hand drawing in a scale of 1:100. We already like it very much. However, we need ideas on how to possibly save square meters to come down to 150–155 m². Current square meters:
Ground floor:
- Bathroom: 4.5 m²
- Cloakroom: 3.5 m²
- Office: 14.5 m²
- Hallway: 10.5 m²
- Storage room under the stairs: 1.5 m²
- Utility room: 8 m²
- Kitchen: 11.5 m²
- Dining: 19 m²
- Living: 25 m²
= total approx. 98 m²
Upper floor:
- Bathroom: 7.5 m²
- Bedroom: 12.5 m²
- Dressing room: 5 m²
- Gallery: 10.5 m²
- Children's room 1: 13.5 m²
- Children's room 2: 13.5 m²
= total approx. 62.5 m²
That makes a total of approx. 160.5 m².
The extension (living room) should remain as much as possible to keep a view to the east towards the forest from the sofa. On the upper floor, the children's rooms should be swapped with the bathroom and the master bedroom.
Orientation: Entrance to the north, kitchen to the east side, office in the west.
Do you have any other ideas on what could be optimized? Possibly to add a (hidden) pantry. Different stair design?
Are the square meters of the rooms sufficient or too small?
