Hello dear house building community!

I have been a silent observer of this forum for a long time and would now like to present my project to you and would appreciate feedback and ideas.

The planning is from my architect but I am not completely satisfied yet. Unfortunately, I have the impression that my architect is a bit stubborn in his planning and does not fully implement our wishes. Maybe you have better ideas that I could then present to him as a solution.

Size of the plot: 387 sqm

Restrictions: Eaves height 7.50m
Requirements of the builders

Style, roof type, building type: Flat roof
Basement, floors: yes, 2 full floors
Number of people, age: 33, 33, 6 (another 2 to follow)
Room requirements on the ground floor: Cooking/eating/living, pantry, guest WC, vestibule, hallway
Room requirements on the upper floor: 2 children's rooms, master bedroom, dressing room, large family bathroom

Room requirements in the basement: Guest room, home office, utility room, laundry room, storage room
Number of overnight guests per year: 10
Open or closed architecture: Open
Conservative or modern construction: Modern
Open kitchen, kitchen island: Open with kitchen island (L-shape 4m x 2.8m) island 3.2m long
Number of dining seats: 6
Fireplace: Yes
Music/Stereo wall: TV wall
Balcony, roof terrace: Roof terrace
Garage, carport: Single garage as a boundary development

House design

Who is the planner: Architect

What do you not like? Why?

- Children's bedrooms too small
- Staircase shape

- Hallways too large?

- No master bathroom needed

- No utility room needed on the ground floor

- Dressing rooms in the children's rooms don't need to be that big, rather a small closet as usual in the USA.

In the basement we would like guest room and home office on the north side with floor-to-ceiling windows (garage would have to be shifted somewhat to the right according to plan)

If you have to do without, which details/extensions can you do without: Roof terrace

Why did the design turn out as it is now? Restriction due to plot size and orientation.

What is the most important/basic question about the floor plan summarized in 130 characters: Do you perhaps have ideas on how to make it nicer?

Unfortunately, I have the impression that absolutely no brainpower was invested here. Are you sure that guy studied?

Oh dear, a big house full of tiny rooms!

Especially the countless narrow corridors: dressing room/pantry/ HAR (2x, why?), which are completely unsuitable for their intended purpose due to lack of space, are a planning mistake.

How is one supposed to get dressed in a 1.20 meter wide corridor? Wardrobe depth 60-70cm, so that hangers can hang, then 50-60cm left in front to get dressed? My shoulder barely fits in there, how is one supposed to get their arms up?

How one can fit only 2 children's rooms of around 11 sqm each in an 11x11m house is a mystery to me. Every 120 sqm floor plan from Town & Country is more generously laid out.

What style is this supposed to be anyway? Bauhaus villa with Gründerzeit bay window? A bay window (the only highlight in the floor plan) that is then misused as a dressing room?

Top floor with a view of the underside of a photovoltaic installation, seriously?

The architect studied, but maybe this is his first project?

PS. Look for a new architect and if the old one sends an invoice, threaten to report him for refusal to work as well as violation of various regulations.

Let's start on a positive note: the house is within the building window. But: building services on the ground floor despite a basement, a total of 90 sqm of hallways spread over three floors, this slanted bay window also doesn't work visually, three bathrooms plus a WC on the ground floor, children's room reduced to 10 sqm in favor of a walk-in closet, solar thermal system in front of the balcony door to the roof terrace? I would start from scratch again instead of making things worse now.
