Does that mean you are selling a house without heating? Do you want to limit the target group and actually not sell? You are really stuck with the energy certificate obligation, which relates to the existing heating system.

They are elderly, so we also have to consider an option for home care in the future.
Meaning? Do you want to take care of the parents in this house? Where are they supposed to live?
We would prefer the terrace not to be on the house so that there is peace inside the house when there are lots of visitors on the terrace
I find the causality somewhat odd and far-fetched. At the latest, when visitors go to the toilet, “the whole house wakes up” :D
Regarding the design: wishes don’t match the house.
Kitchen underground and small. I had one twice as big in my apartment 30 years ago. The last one in the holiday apartment was also longer. There is absolutely no cabinet where storage containers or kitchen appliances could be kept. The refrigerator is outsourced from the fitted kitchen.
The hallway is way too narrow, where is the stroller supposed to stand? Space in front of the stairs is minimal in size.
But three toilets, three showers/bathtubs, so three bathrooms.

It may be that the house is supposed to be particularly compact, Spartan, and inexpensive, but with a little thought one should still plan. I haven’t seen such lack of care for a long time.
