Hello everyone,

we are still at the beginning of our construction project but are already working on a possible floor plan to concretize our ideas. Of course, we would be interested in your criticism and suggestions for improvement. Below you will find the questionnaire completed to the best of our knowledge and attached our designs.

Development Plan/Restrictions
Size of the plot: 566 square meters (approx. 19 x 29 m, see attachment)
The development plan is based on § 34 of the Building Code.
The edge development follows the usual standards (i.e. a maximum of 9 m on one boundary and no more than 15 m in total on all boundaries).
A 9 m long garage is planned on the right side to cover a commercial hall.
On the left side, a masonry carport with a canopy extending to the front door is to be built.
As a building style, we currently favor the city villa but could also imagine Bauhaus.
The plot is mainly east-facing.

Client Requirements
The project is intended for 2 adults with 2 children.
Two full floors without a basement are planned.
Room requirements on the ground floor: open living/dining/kitchen area; 2 small offices for home office, utility room including heating/technology, guest WC, wardrobe
Room requirements on the upper floor: two children’s rooms, a small bathroom, bedroom, dressing room, en-suite bathroom
Above the dining area, we would like to realize an open space/gallery. We prefer an open, modern style of construction.
The kitchen should be open and have a cooking island with a stove.
The sofa in the living room should be positioned so that the view faces the open living/dining/kitchen area and the garden.
Above the staggered living room, a small balcony accessible from the bedroom is to be built.

House Design
As a basis for planning, we used a sample floor plan from a construction company and adapted it according to our wishes.
What do we particularly like? Why? The open design with combined living/dining/kitchen area facing the garden. We are aware that the open design with open hallway and open space results in a certain lack of soundproofing.
What do we not like? Why? The bedroom is planned relatively small, but with an adjacent dressing room. Laundry would necessarily have to be done on the ground floor in the utility room, although the wardrobes are upstairs.
Preferred heating technology: geothermal or air heat pump

If you have to do without, which details/extensions
-can you do without: balcony; passage from utility room to garage, wardrobe room (if integrated in hallway)
-can you not do without: staggered living room (so it is not just a square box), open space

We are particularly interested in your no-gos or criticism points where you think we might strongly regret them later. If further information is needed, please let us know.

Others can tell more about §34. It is not a free pass.

How high is the budget?

Huge hallway on the ground floor, small rooms around it.
Guest WC only fits a narrow washbasin and still Grandpa Hubert is not allowed to gain more weight and the pregnant girlfriend has to go upstairs.
11 sqm for building services, storage, storage room for Christmas decorations, suitcases and co as well as housekeeping plus the door to the garage, that does not fit.
Upstairs large master suite, lots of space for "nothing" and the children have small rooms compared to the size of the house.
Actually, I would almost plan everything differently.

will also recommend it. Go to an architect.

No body shaming please. LOL Yes, after cleaning/tiling only an interior width of 88-89 cm remains.

Hello and welcome,

when I saw the draft, I thought: They must have a decent budget and are prepared to accept small private rooms in exchange for a lot of generosity in the representative spaces. Also, you don’t seem to be particular daylight fans, even though the trick above the terrace lets light into the house through the "Luftraum". The office spaces are probably going to be quite dark as well. I really notice nice features like the balcony at the bedroom – to me, it looks like there is a missing passage – do you want that with a narrow piece between the wall and railing? I can also imagine the hallway with the central staircase very nicely. The costs for the additional volume are immense. From my personal point of view, these do not stand in any relation to the size, for example, of the children’s rooms or the bathroom. The parents' wing with an entrance through the bedroom into a (actually functionally dimensioned, compared to other drafts) dressing room that leads into the en-suite bathroom as a dead end is extraordinarily generously sized. The ratio of space allocation between parents and children makes me suspect that the planned children have not yet been born. I also keep wondering what a prominent place is given to cars. In this draft, on every side of the house, there are massive areas where cars can be parked. Don’t get me wrong, we also have several (my wife says too many) cars, but the infrastructure for the metal boxes should not so consistently take the light out of the house – at least that’s what I think. I don’t even want to talk about the detail dimensions – there are quite a few tight spots in this otherwise generously conceived design. To me, the draft looks like many wishes flowed in, but were not well connected to each other. That’s what an architect does. It all begins with the consideration of "how does our life actually look in the house and what is important to us for which reason". To show what one finds nice, the draft is good. I wouldn’t build like this under any circumstances. Nevertheless: A nice start to jumble everything together like this. Important elements will be able to remain for you, even if what you finally decide on will certainly be arranged quite differently.

I would make a rectangle with the specified 11*11.60m out of it. That way, you at least have enough space.

Wall costs/plastering, etc. are the same; only some costs for the floor slab, underfloor heating, and the roof are added.
