Hello everyone,
So far we have been silent readers and would now like to share our current planning status here. A single-family house with a basement is planned. The current plans represent initial draft plans that include our requirements/wishes. We hope that some of you can provide corresponding feedback.
The development plan is oriented to the north. That means the house is rotated by about 45°.
Development Plan/Restrictions
Size of the plot --> 794 m², parcel 10
Slope --> No
Floor area ratio --> 140 m² residential house + 60 m² garage
Floor space index -->
Building window, building line and boundary --> see development plan
Edge development --> Yes
Number of parking spaces --> 2
Number of floors --> 2 full floors
Roof type --> symmetrical gable roof, 20° – 32°
Style --> not required
Orientation --> see development plan
Maximum heights/limits --> permissible wall height 5.50 m up to max. 6.00 m with 2 full floors
Further specifications --> municipality generally very open to deviations (deviation from building window garage/house, for example, already approved)
Requirements of the builders
Style, roof shape, building type --> classic (traditional) single-family house, gable roof, solid wood house (solid wood wall)
Basement, floors --> basement + 2 full floors
Number of persons, age --> 4 (31, 30, 1 month), we are planning with 2 children's rooms
Room requirements on ground floor, upper floor --> Ground floor (kitchen, dining living, office, WC with shower, pantry, cloakroom); upper floor (parents, 2x child, multifunctional room (alternative room, guest, storage), bathroom)
Office: family use or home office? --> both (both can partially work simultaneously in the home office)
Guests per year --> 12
Open or closed architecture --> kitchen/dining open and large, living room small and separated (retreat)
Conservative or modern construction --> rather conservatively traditional with a modern touch
Open kitchen, cooking island --> open kitchen with cooking island and seating
Number of dining seats --> 6 - 8
Fireplace --> yes (wood stove with viewing window and chamotte)
Music/stereo wall --> no
Balcony, roof terrace --> no
Garage, carport --> double garage (optional garage + carport)
Utility garden, greenhouse --> no
Further wishes/special features/daily routine, also reasons why this or that should not be -->
Ground floor:
For us, the kitchen/dining area is the central room in the house and should be designed accordingly generously. The open kitchen with kitchen island should additionally have a seating option (adjacent to the exterior wall). The pantry is deliberately placed facing north and does not have to be executed as a hidden pantry directly on the kitchen (with the current placement also very well accessible from the living room). A wood stove should be placed in the dining area, which creates a connection to the living room through a viewing window. If it can be accommodated sensibly, a window seat in the dining area would be great (view towards forest/field). The living room should be a private, separated, relatively small retreat. The office should be located on the ground floor so that it can also be used as a bedroom if necessary. The WC should be equipped with a shower. A separate cloakroom should keep the hallway tidy. The additional hallway area may serve as access to the garage if necessary. An absolute no-go for us is the staircase in the entrance area. Therefore, the staircase is located at the rear of the house. The staircase leads directly towards the bathroom in the evening. From our point of view, optimal.
Upper floor:
We are not yet very happy with the layout. The second child’s room is relatively narrow. The guest room too small (approx. 8-10 m²) and the first child’s room too large. The bathroom can definitely also be reduced in size. We don’t need a luxury temple here. The goal on the upper floor would be to optimally exploit the unobstructed view (field/forest) towards the north/west.
Basement:
Also not yet optimal. The straight staircase does not make it easy. We would be grateful for tips here.
Garage:
The rotation of the garage and its placement in the front part of the plot has already been approved by the municipality. The garage will still be shortened by its boundary building length (max. 9 m). Whether access to the garage from the house will be implemented is still open. If necessary, a separate external access would be sufficient.
House Design
Who made the plan: --> Do-it-yourself
What do you particularly like? Why? --> The room layout, especially the placement of the rooms in relation to the plot on the ground floor, already appeals to us very much. Upper floor (unequal children’s rooms) and especially the basement still need optimization.
What do you not like? Why? The children’s rooms are relatively narrow (3.245 m)
Price estimate according to architect/planner: approx. 500,000 € + basement
Personal price limit for the house, including equipment: 750,000 €
Preferred heating technology: heat pump with ring trench collector + underfloor heating (wood stove as backup)
If you have to do without, which details/extensions
-can you do without: possibly guest room on upper floor, cloakroom as separate area in hallway, access to garage from house
-can you not do without: the rest
Why did the design turn out the way it is now?
Standard design from the planner? --> No. We felt like we searched through thousands of floor plans on the internet. For a long time, a half-landing staircase or a spiral staircase was set. Access from the north side and compliance with the building windows. However, with a garage width of approx. 7 m and a desired passage between garage and house, the house would be very close to the property boundary towards the south/west. Garden use would then not be optimal. The floor plan with the straight staircase happened by chance and we actually like it quite well, respectively the accessibility of the relatively many rooms is very well possible. Access to the house would be from the street side. By rotating the garage and placing it in the front part of the plot, the house can be moved further north/east. This would make the garden area in the south/west better usable.
Corresponding/which wishes were implemented by the architect? -
A mixture of many examples from various magazines...
What makes it particularly good or bad in your eyes?
We are open to constructive suggestions for improvement. The placement of the house on the plot may also be fundamentally questioned.
