Hello everyone,

many thanks to all who are active in this informative forum!
I am now also making an attempt. Just so much in advance: My boyfriend and I would like to convert part of the barn on his parents' farm into a residential house. We are therefore not as free in terms of dimensions, style, design, etc. as with a new build and have to work with the given conditions. The goal is to convert the barn section into a single-family house for a family with probably 3 children. However, the house should later also be able to be rented out as 2 apartments, if necessary. The background is that the existing residential house, where my boyfriend’s parents live, is rather unsuitable for renting, so a move to it by us at a later date is not excluded. The later rental capability, however, leads to additional restrictions next to the given conditions of the existing building.
We are therefore looking for the best and most practical compromise. Our first considerations in this regard are the attached floor plans. Please excuse the manual layout and the partly missing dimensions, etc. Our main concern is the rough arrangement of the rooms! We look forward to criticism and suggestions on things we may not have thought of yet. Thank you very much!

- Direct access to the rest of the barn section is highly desired (we both know it like this from home, and there it is also the mainly used entrance by us; numerous work clothes, a dirty lock etc. should be stored there – priceless on a farmyard)
- Open all-purpose room not desired (door between dining/living and living room), but visual connection desired (double door)
- Heating and other technology will be placed centrally for both houses in another barn, so it does not have to be housed in the house (only necessary utility meters, etc. (also for later renting))

- Staircase entrance unfortunately directly at the entrance due to later renting
- Slanting wall as kitchen entrance maybe not contemporary?
- Bathroom and guest room (later sleeping) not next to each other on ground floor
- Walk-in closet not always available (first floor 2 variants)

Why is the design the way it is now? For example:
We have designed the draft ourselves so far based on the many existing conditions and our wishes and tried to find the best possible compromise

What is the most important/basic question about the floor plan summarized in 130 characters?
Less direct questions than the wish for independent feedback. We have the feeling that the space could still be used more effectively/better or that there could be more creative/modern solutions despite our conditions.

Are you even allowed to convert it? Farm sounds like an outer area where building is generally prohibited.

Yes, we are located in an outer area, so there are of course some hurdles to overcome regarding the building permit. However, an "experienced in outer areas" architect assumes that a building permit is possible. Some of our friends have also recently implemented very similar projects with the same conditions (farmstead in the outer area, agriculture as a secondary occupation, parents on the farm, conversion of a barn for "Juniors") in the same municipality (NRW). Therefore, we initially assume that it is possible in principle, the details (especially regarding roof structures, changes to the facade, etc.) of course still need to be clarified accordingly.

Doesn't one first submit a rough preliminary building inquiry before it gets detailed and just a waste of time?
