Hello everyone,
many thanks to all who are active in this informative forum!
I am now also making an attempt. Just so much in advance: My boyfriend and I would like to convert part of the barn on his parents' farm into a residential house. We are therefore not as free in terms of dimensions, style, design, etc. as with a new build and have to work with the given conditions. The goal is to convert the barn section into a single-family house for a family with probably 3 children. However, the house should later also be able to be rented out as 2 apartments, if necessary. The background is that the existing residential house, where my boyfriend’s parents live, is rather unsuitable for renting, so a move to it by us at a later date is not excluded. The later rental capability, however, leads to additional restrictions next to the given conditions of the existing building.
We are therefore looking for the best and most practical compromise. Our first considerations in this regard are the attached floor plans. Please excuse the manual layout and the partly missing dimensions, etc. Our main concern is the rough arrangement of the rooms! We look forward to criticism and suggestions on things we may not have thought of yet. Thank you very much!
Questionnaire about your floor plan
Development plan/restrictions
Plot size: /
Slope: No
Site coverage ratio: Not existing
Floor area ratio: Not existing
Building window, building line and boundary: Existing
Edge development: Not existing
Number of parking spaces: Sufficient space available on the farmyard
Number of floors: Oriented to the existing (2 full floors plus attic)
Roof shape: Gable roof
Style: Oriented to the existing
Orientation: Defined by existing building
Maximum heights/limits: Existing ridge height 9.2 m, eaves height 4.5 m
Other requirements:
Client requirements
Style, roof shape, building type: Defined by existing
Floors: Ground floor, first floor, attic
Number of persons, age, 28, 25, wish: approx. 3 children
Space requirements
Ground floor: Living, kitchen + dining, pantry (utility room in case of renting), office/guest room (bedroom if rented), bathroom
First floor: Bedroom (walk-in closet if possible), family bathroom with separate WC, 2 children’s rooms (dining and living if rented), laundry room (kitchen if rented)
Attic: Small storage room, children’s room, hobby room
--> Rooms can also be arranged differently if a better suggestion comes up (e.g. additional child in the attic, hobby room on the first floor or utility room on the ground floor, etc.)
Office: Partly home office for both
Overnight guests per year: 5
Open or closed architecture: Rather closed
Conservative or modern construction: Preferably modern as far as possible, but with traditional elements due to the existing building and closed floor plan
Open kitchen, cooking island: Preferably island, probably as a washing island
Number of dining seats: 8 expandable to at least 10 (preferably more, large families on both sides)
Fireplace: Yes
Music/stereo wall: No
Balcony, roof terrace: Balcony planned on the first floor
Garage, carport: No
Utility garden, greenhouse: No
Other wishes/special features/daily routine, preferably also reasons why this or that should or should not be:
- Direct access to the rest of the barn section is highly desired (we both know it like this from home, and there it is also the mainly used entrance by us; numerous work clothes, a dirty lock etc. should be stored there – priceless on a farmyard)
- Open all-purpose room not desired (door between dining/living and living room), but visual connection desired (double door)
- Heating and other technology will be placed centrally for both houses in another barn, so it does not have to be housed in the house (only necessary utility meters, etc. (also for later renting))
House design
Who designed it:
- Do-it-yourself
What do you particularly like? Why?
- All elements included, large cooking/dining/living area
- Tunnel fireplace
- Large children’s rooms
- All rooms with windows (challenge fire wall)
What do you dislike? Why?
- Narrow entrance?
- Cloakroom only possible under the stairs
- Staircase entrance unfortunately directly at the entrance due to later renting
- Slanting wall as kitchen entrance maybe not contemporary?
- Bathroom and guest room (later sleeping) not next to each other on ground floor
- Walk-in closet not always available (first floor 2 variants)
Price estimate according to architect/planner: /
Personal price limit for the house, incl. equipment: /
Preferred heating technology: /
If you had to waive something, which details/extensions
- Can you do without: walk-in closet, hobby room,
- Cannot do without: at least 3 children’s rooms + 1 office
Why is the design the way it is now? For example:
We have designed the draft ourselves so far based on the many existing conditions and our wishes and tried to find the best possible compromise
What is the most important/basic question about the floor plan summarized in 130 characters?
Less direct questions than the wish for independent feedback. We have the feeling that the space could still be used more effectively/better or that there could be more creative/modern solutions despite our conditions.
