Floor plan bungalow 160 sqm - Your assessments?

Good day,

I have seen that many members present and report their construction projects here.
I have already gathered many ideas here and had an "aha" moment here and there.

We are now at a point in our planning where we have the design for our bungalow.

It would therefore be really great if I could receive some assessments or opinions on the construction project.

I would like to provide a few key data points about the construction.

- The roof is to be a hipped roof
- Energy: gas and solar
- Underfloor heating
- We are still undecided whether to go for cladding or plaster

- The guest room will mainly be used as an office, but with a sleeping option
- The staircase in the living room is to be a "floating" staircase leading to the attic. In front of the access to the attic, a place for a desk with PC should be created. This way, one can look down into the living room from above and the attic is somewhat "concealed."

- The plot measures approx. 1,000 sqm.

I hope you can make something of my information. Should you require any further details, I will of course provide them.

Hello,

have you noticed that your garage is crooked?

my first impression:
- I find the utility room too small if all the equipment is to be housed there.
- for my taste, too much hallway, which is probably also dark.-
- no wardrobe? or where do you want to put it, in the hallway, then the thing will be right in the way.

thank you very much for the quick response.

Yes, the garage is correct as it is. It stands exactly on the property line because the property is slightly slanted.

I also had my doubts about the hallway, but unfortunately I haven't come up with anything clever yet.

I thought about putting the wardrobe on the slant in the hallway near the guest WC...

Good tip about the utility room - I will discuss that with the architect!

First of all, welcome to the forum, here we use the informal "YOU"

And now to the draft of your floor plan:
Some aspects are not clear to me.
Why is the guest room (even if it is primarily used as an office) so far from the guest bathroom? The guest would have to walk an estimated 9 meters to the toilet.
I estimated your long corridor from the bend to be about 8 meters long and about 1 meter wide: is this supposed to have a visual effect? (Too) long corridor without natural light, too narrow to put any furniture in it... consequence: a row of rooms.
Then the distance from the kitchen to the utility room: you would need a trolley inside the house to quickly bring some supplies from the utility room to cook or to bring the shopping itself there.
The garage is very far from the entrance? Is there a reason? Problem with the driveway?
A site plan or plot drawing would be good!
Why is the living area so incredibly huge? I personally like big rooms, but this one looks a bit like a hall, I can’t quite imagine it, unless you have a 5m x 5m corner couch
There is no window or living space on the chocolate-colored west side?

Further defects: in the hallway there would be space for a wardrobe cupboard, but the corners would again interfere with 2 meters width.
A window in the dressing room interferes with a wardrobe which is known to be optimally around 60 to 70 cm deep.

The floor plan is not even barrier-free because of the too narrow corridor

I think: if you have the possibility to build a 160 sqm bungalow, then you should also take the opportunity to deviate from the 120 sqm standard bungalow – and that with a well-thought-out open floor plan that intelligently combines living, working, and sleeping better than with an 8 meter long tube corridor. You can make furniture (hallway cupboard/wardrobe) disappear with built-in cupboards and let light into the house or living area at any time of day. To do this, you just have to deviate from the standard.
If well-thought-out fittings and barrier freedom also cause additional costs, you could still build 20 sqm smaller – even with more living quality.

Where would the boundary be? NW or SW? For one, the window shouldn’t be built (I think), with SW the corner of the house would fall within the 3-meter boundary (or do you not have that there?)



You or the architect mentioned below?

Which architect? He should have plenty of options with 160 sqm...

This is not an architect’s house! And if it is, change quickly!

The door that opens from the bathroom towards the hallway would bother me the most. Especially when you are under some time pressure and open the door a bit too quickly... injuries are just waiting to happen!
