we are happy to present our floor plan here for discussion and look forward to your comments and criticism.

Requirements of the builders
Architectural style, roof type, building type:
pragmatic and modern
Basement, floors: no basement
Number of people, ages: 5, (2x35, 6, 3, 0)
Space requirements on the ground floor, upper floor: living/dining area 30-35m², upper floor 3 children’s rooms from 14m²
Office: family use or home office? family use + 1 day per week home office + possibly second home office later
Overnight guests per year: 6
Open kitchen, cooking island: open kitchen
Number of dining seats: large dining table with 8 – 12 seats

In the living/dining area sun from morning till evening; large wardrobe/shoe cabinet in the entrance area; dry feet from car to house; bicycle access even with car in carport without path through garden; storage for children’s things (not forever; only for currently not needed clothes, toys); utility room with enough space for drying laundry (2 drying racks or similar);

By whom is the planning made:
planner of a construction company
What do you like especially? Why? all requirements met. Nice parents’ area on the top floor. Utility room on the upper floor where the laundry is generated.
What do you dislike? Why? large hallway on upper floor → "waste of space?"; view through the house with open front door → woman in house has an "unpleasant" feeling;
Price estimate according to architect/planner: 410k€
Preferred heating technology: gas (gas available in street) + solar domestic hot water or air-water heat pump

If you have to do without, which details/extensions
-can you do without:
guest room; shower on ground floor
-can you not do without: office;

Why is the design the way it is now?
floor plan proposal by us with room allocation to floors; on this basis the planner developed the design. Third iteration

What is the most important/fundamental question about the floor plan summarized in 130 characters?


Is a different staircase design possible that reduces the hallway area upstairs and “improves” the ground floor.

In connection with little or no knee wall, I do not see a staircase closer to the eaves - unless it runs differently between the upper floor and attic than between the ground floor and upper floor.

Hello 11ant,

understood. In our previous attempts to realize a different staircase design, we did not come to a solution that also meets our other constraints (number of rooms on the upper floor; attic; dining room not directly on the street). At least with the straight staircase, there is a solution at all.
We will look into the hint about different staircase designs.

But probably not successfully, for reasons of headroom this would only be possible in ways that would require more space - or at least none that would be saved.
