Floor area ratio, floor space index, question

Hello good evening,

We have reserved a plot of 670 m2. Planned house size 180 m2.
It is to be a country house, as only one floor is allowed.
The floor area ratio and the plot ratio are 0.25.
Are we allowed to build the house?
We are building in NS. Does the upper floor count fully or really only the height from 2.30?
Then it would work.

I would ask someone specifically about your case. Certain areas can be included, others not, and it is relevant how the clear height is assessed.

It also seems to me that you are mixing up the question of "From when is the upper floor considered a full floor" and the question of the floor area ratio.

Regarding the floor area ratio:

You are allowed to build 167 sqm on 670 sqm with a floor area ratio of 0.25. If we subtract 7 sqm for the minimally protruding roof, that leaves 160 sqm... if we then subtract 20% for walls, we are at a maximum of 128 sqm of living space below. In Lower Saxony, an attic is not considered a floor if the area with a room height over 2 meters does not exceed 2/3 of the lower living area... so about 80 sqm max.

Plus 50 percent for carport, driveway, and terrace? Right?

Whether you manage is something only you can decide. Which roof types are allowed? Can you build a gable roof to avoid having a second full floor but still have living space in the upper floor?

The development plan actually does not provide any further specifications except for eaves height, ridge height, and single-storey construction. So everything else is allowed. It is supposed to be a gable roof.
