Hello everyone,
the construction plan is ready and we are about to start building. We are currently planning our flat roof garage. Some questions have come up, so we would like to ask for your opinion.
What solutions are there for a garage roof in this case and what would you recommend? Is sealing with bitumen and gravel the most sensible option? Can a small platform then be built on this without problems? Or would you see other options?
Do we need to consider insulation for our garage? There is no window and no insulation planned. Could there be problems with air circulation?
We have already received a quote (bitumen and gravel) with 2 layers of bitumen, drainage on the roof due to boundary construction for €14,000. Basically, we do a lot ourselves, but in this case, we would be cautious and have a professional do it.

[*]The flat roof garage should be accessible from the terrace door on the 1st floor. It should be possible to, for example, build a small platform for 2 chairs here (of course while complying with the necessary boundary distances).
