Hello dear home builders,
we are possibly planning to start building a self-owned home this year. Originally, I wanted to build a 145 sqm single-family house with a mono-pitched roof with a 25° incline to have as much area as possible for a photovoltaic system. However, we want a raw building height of 2.80 m on the ground floor and upper floor, and despite a knee wall of 1.70 m, I come to a height of over 11 m. Because of this, we decided to change the mono-pitched roof to a single-ridge gable roof. However, I still come to a ridge height of about 9.70 m. Within a radius of 300 m there are at least 3 houses (one of which is only 3 properties away) that are verifiably higher than 10 m. After our house construction company made initial contact with the urban development planning office, we were informed, after reviewing their documents, that the house height of the building 3 properties away is below 10 m. On site, the homeowner was so kind to measure and determined a height of about 10.10 m. Now my question: does a building inquiry regarding house height still need to be submitted, or do the city or state have the right to tell me that I may not exceed a height of 9 m?
