Find land in Barnim near Berlin

Dear forum,

I am still at the very beginning: searching for a plot of land.

A plot is being sought in the commuter belt of Berlin in the district of Barnim around Bernau.

Unfortunately, after the last 3 months of searching, this now seems to be an impossible undertaking. Unless one is willing (and financially able) to pay prices of up to 650€/m2.

Plots that appear on Immoscout or ebayKleinanzeigen are the leftovers of the leftovers. Neither usable nor worth the price/performance ratio.

So what to do?

I have contacted the politics in the district (also in the district of Oberhavel): no larger areas are planned to be rezoned in the land-use plan in the next 2-3 years. The supply on the market will therefore remain tighter than tight and prices will rise.

A plot for 300,000 euros + house for 350,000 euros plus additional building costs are simply not affordable for me/us!

Who has tips on how I can still successfully complete the first step of the land search?

For €350,000 including incidental construction costs, property transfer tax (if paid by the developer), outdoor facilities, etc., you will not be able to build a house. What remains? Make clear whether it has to be a house in the Barnim district or whether you can possibly move further away to realize your wish. Just look at the connections of public transport and decide whether another location could also be an option. Otherwise, only a terraced house or a condominium remains. Nowadays, it is unfortunately the case that the middle class can hardly afford a new building. If we had to pay today's land prices, we wouldn't build a house either, despite a net household income of about €6,300.

Since I already have several offers, I disagree with this point! (besides, it was about a €350,000 house without ancillary construction costs).

The classic: Move further away! How far? To the Uckermark and commute 1.5 hours each way daily?

I actually only see the possibility of acquiring properties either through connections [Vitamin B] or backland (filling gaps) before they come onto the open market or a real estate agent gets involved. If you are so fixed on the relatively small area, do you also have corresponding networks nearby?

If you work in Berlin, for example Beelitz/Fichtenwalde/Borkheide is also recommended. From there you can reach Berlin Central Station/Alex in about 45 minutes by train. Otherwise, a huge residential area with terraced houses but also detached houses is currently being developed in Beelitz-Heilstätten.

And about the offers. At fittings, a few tens of thousands of euros can still be added. I speak from experience. And with the discount providers (Heinz von Heiden, Town & Country for example), changes cost an enormous amount of money.

It sounds bitter in the end. But either you can afford to build near your work or you cannot. Nowadays it is much harder than a few years ago.

Or contact me (see "Information" in my profile). And/or you can deal with the topic "The Zwischenhaus: a springboard" and approach the path to the dream house in two stages. It is best to stay away from the mentioned leftover sites, because rarely a worthwhile object gets lost there. We have already discussed this topic here (but I currently don't have time to look up the link) – it was about a TE in Berlin who had found a quite nice plot, only with a small catch: the rear plots were supposed to build lower than the plots in the first row. But with this (apparently common in Berlin) restriction, it is a matter to consider.
