Financing problem - Negative credit report (Schufa) of a partner

My partner and I are considering buying a condominium. We have now found an interesting property, which will be completed in [DEC 2013].

However, we have the problem that I still have negative Schufa records from my previous self-employment. The liabilities will be fully paid off by November 2013.

Both my girlfriend and I are fully employed, and we have a household income of a total of €3700.

Purchase price of the apartment including additional costs €240,000

Equity €30,000, which is unfortunately not very high, but that is not to be discussed for now.

The problem now is that the bank absolutely does not accept my income of €2100 due to the negative Schufa.

My girlfriend would therefore only get financing of €150,000 without additional collateral, such as the land charge on her parents' house.

Has anyone here ever dealt with a partner having a negative Schufa when it comes to possible financing?

Are there any suggestions or approaches for negotiating with the bank so that my income is at least partially recognized? I understand that banks will initially reject me as a co-borrower as long as the Schufa is not clean.

So, if anyone has any advice in any way, please get in touch.

If possible, we want to waive the land charge offered by my girlfriend’s parents.

If ALL parties involved in the matter have settled their liabilities, have your creditor(s) confirm this for you and inquire with [Schufa] about the topic of "early deletion." Because even if something is settled, whether positive or negative, it will remain recorded for 3 years after the end of the calendar year in which it was resolved.

Maybe this helps. But it all depends on your situation with [Schufa] in detail. I can't say this 100% for sure, [Schufa] is sometimes a strange construct :)
