Hello everyone,
we have envisioned the following financing:
The building savings contracts are not yet ready for allocation, so they have to be pre-financed. A KfW loan of €50,000 is to be taken out, and a bank loan of €150,000.
Net equity currently: €3,200. The net equity will probably be about €3,100 during parental leave with parental allowance and €2,600 with net equity.
Step 1:
Step 2 (pre-financing period ended, building savings contracts replace bank loan of €100,000)
First of all: Is the plan to take out a bank loan and later replace it with building savings contracts basically correct, or am I mistaken? And then of course the crucial question: Is this feasible or only difficult
Thanks in advance and best regards,

we have envisioned the following financing:
[*]Equity capital available in the amount of €100,000
[*]Building savings contracts available in the amount of €100,000, €50,000 minimum building savings amount
[*]Total project volume (land, incidental costs, house): €350,000
The building savings contracts are not yet ready for allocation, so they have to be pre-financed. A KfW loan of €50,000 is to be taken out, and a bank loan of €150,000.
Net equity currently: €3,200. The net equity will probably be about €3,100 during parental leave with parental allowance and €2,600 with net equity.
Step 1:
[*]Pre-financing of the building savings contracts with a monthly payment of €400
[*]Repayment of the KfW loan with a monthly payment of €300
[*]Repayment of the bank loan with a monthly payment of €300
Step 2 (pre-financing period ended, building savings contracts replace bank loan of €100,000)
[*]Repayment of the building savings loan (monthly €400)
[*]Repayment of the KfW loan (monthly €300)
[*]Repayment of the bank loan (remaining €50,000, since €100,000 is replaced by building savings contracts; monthly €300)
First of all: Is the plan to take out a bank loan and later replace it with building savings contracts basically correct, or am I mistaken? And then of course the crucial question: Is this feasible or only difficult
