Financing for used property okay?

Hello,
we have finally decided to buy a used property.
The current price according to the real estate agent is €249,000, although there might be some room for negotiation.
Our equity is about €60,000 and there is also a [Bausparvertrag].
Before we get our hopes up too much, I wanted to first look here for constructive responses.
It would be really nice if someone could help us with our decision.

Without knowing what you earn, that will be difficult... The 75% financing is not particularly exciting – so why not in principle. Possibly check what you are buying – it might be a pile of junk and you have to renew the heating and roof in the first winter....

And knowledge about the income is also useless if you don't know your expenses, or the amount of the possible installment.

Then there are also questions about children [planning], renovation costs, ... hanging in the air.

Ok thanks already for the info. We are a household of 4 people. 2 children (7 and 10 years old) 1800 € (me) + about 600€ (wife from 2x 400€ jobs) Heating and water would need to be done soon, but no problem, I am a professional :) The rest is OK

The €249,000 is just the pure purchase price, right? Additional costs will be added? Property transfer tax 6%, broker 3.57% (?), notary/land registry 1.5-2%.

What about the building savings contract? Balance? Conditions?

You still haven't said anything about your expenses and the amount of the possible installment.

For heating and water, material costs will still be incurred, for which you need to keep equity available.

I think it will be difficult.

What do you mean by balance? If reserves are meant, approx. €20,000
