Hello,

I also join in on the topic. So is it not advisable to finance a house without equity, or are there still possibilities?

Because the house is worth more than the loan amount (is that really the case?), the bank probably has enough security... I don't really see a problem there. The loan amount is also well within limits.
Prepayment is possible with many banks - also without an extra interest surcharge.
Renting out is a matter of taste.

No! Then the risk costs for the special repayments are priced in from the start.

There is no such thing as free when something causes costs. Nowhere. Even the free Ouzo at the Greek restaurant is included somewhere in the price of the main dish, even if it is not stated anywhere. And if you don’t want the Ouzo at all, it’s just the bank’s, uh, the Greek’s profit that’s bigger. (What wordplays today)

I wouldn’t put it that way... rather, the meal of your neighbor gets cheaper or there is a gift between the table neighbors... because the ouzo never goes back into the bottle :D once it has been poured
