Let's assume you have about 100,000€ equity, so 500,000€ loan.
To have everything paid off in 22 years with 1% interest, the monthly rate would have to be at 2,100€.

Your rate sounds more like a 600,000€ loan with 2.5% repayment. That would amount to about 1800€ per month. That would correspond to an annuity of about 2550€ per month to be done in 22 years.


Besides the loan amount and equity, the special income would certainly be interesting to know. Is a special repayment even realistic?

Slow down! The day before yesterday I only read the answers at first and wasn't here often, even though some logs apparently think so. I am a she and have children, and our deadline for the property expires tomorrow... I will still respond to it, but I can't do it without looking into our “book”... And for that I need time; in the evenings there are currently a lot of other things...
