Hello everyone,

we (Robert & Valerie, both 33) want to buy a building plot. Initially, this should be financed flexibly, as we want to sell our current single-family house after purchasing the plot.

There is little information available about interest rates for flexible financing. Therefore, I wanted to ask for your collective knowledge. Unfortunately, the incidental purchase costs must also be financed.

After selling the single-family house, the flexible financing should be paid off immediately. The second flexible loan is for the construction of the house.

Does the offer look okay?

Hi

so fully bridge-financed. So the interest rates look quite steep. I would ask an intermediary. Alternatively, calculate the whole thing as fixed for 5 years

We also financed the property variably, but only for 3/4 of a year. Here we paid interest of 0.75% on an amount of 90k. Now the loan is being integrated by the bank into the full financing of the single-family house.

No idea how much that helps you... I also find the interest quite steep.

That is quite a high interest rate...

We also want to finance the land purchase with a variable rate. At the moment, we are also with the DSL Bank (financing a condominium).
We wanted to proceed as follows:
Land costs approx. 150k
70k equity
80k variable from the DSL Bank - encumber the mortgage of the nearly paid-off condominium.
Would that work?
After the house is completed, sell the apartment and pay off the 70k.

Maybe that would be an option for you too?
The interest rate would have to be significantly lower in that case, right?
