Fast screed, advantages - disadvantages, additional cost, experiences?

Are all the connecting trades really ready to start work immediately upon the respective accessibility/occupancy readiness? So would the house really be ready for occupancy four weeks earlier? Some of them couldn't even start yet in my case, so a fast screed wouldn't have done me any good.
