Or basically for the same price directly passive, if you find someone who builds it for you. And then without a real heating system.

Are there even prefab builders who build passive houses? I didn’t get much smarter when googling. The finish stage “ready for painting” should be the minimum for me...

Decentralized only in emergencies and only as a retrofit. They are less efficient, noisier, more maintenance-intensive, and you have many more holes in the house.
