Hello dear forum users,

does anyone have experience with the developer "Grund-Immobilien-Bau GmbH" from Stuttgart? Unfortunately, I have not yet found any reviews and would be happy if affected parties could get in touch here. According to the developer, a general contractor will be commissioned with the construction as soon as part of the houses are sold. (8 terraced houses will be built in two rows). Unfortunately, he cannot yet tell us which company this will ultimately be. Is that normal? It was said that Fa. Weisenburger, which has already built some houses for the developer, might not get the contract due to capacity issues, then it would be Fa. Dauenhauer Wohnbau GmbH or others, which the contact person at GI-Bau did not want to name. I don't know what to make of it. Did you all know which GC would be commissioned with the construction?

Hi, we have initial experience with the company! However, it was not the case with us that the construction started with the sale of part of the houses.



Whether everyone knew is not known to us, but we did know. However, it was also stated in the exposé.

Hi, we have now been in contact with GU for a quarter of a year. Our direct contact person is very dedicated and has patiently answered even the 1000th question so far. We find this very positive.
Some things are a bit difficult. We do not have documents that should be available. Such things have occurred repeatedly since the beginning of contact, which sometimes requires a lot of follow-up, but maybe that is rather normal. We find our caseworker very dedicated, but as mentioned, for some things we had to ask very clearly.
So far, compared to friends building with other companies, we have received relatively few documents. For example, we do not have large-scale plans with a scale to consider where to place furniture.

Also, we still cannot have information about which possible parquet types or tiles or which brands of technical devices we will have to choose from, as these apparently change seasonally. We find this unfortunate because we cannot assess whether the standard will be sufficient for us in the individual areas or whether we need to budget more money for them.

The construction description is very brief compared to others and partly superficial. Many things that are included upon inquiry are not explicitly mentioned in the explanations. If everything is included, that's good – but in the worst case, you have no claim because it is not stated in the construction description. From our point of view, it is worthwhile to formulate an appendix to the construction description.

Special requests are partly expensive, some unfortunately cannot be realized at all...

Overall, we are still very happy and despite some uncertainties very optimistic. We think that certain challenges simply belong to projects of this size...

Hello,

we are also interested in houses from Grund Immobilien Bau in Weissach and Rutesheim.

Has anyone already built a house/townhouse with GI? What are the experiences after the construction? How is the quality of the workmanship? Has anyone already installed a fireplace in the living room of one of the houses? Has anyone implemented underfloor heating?

How is the soundproofing perceived in townhouses? Here, GI only refers to DIN 4901 Supplement 2 "Increased Soundproofing," although according to experts this nowadays rather meets the minimum standard than a special luxury version of soundproofing. It is difficult for us to assess how loud one can really hear the neighbors. We would be grateful for contributions on this.
