Hello everyone,

we have reserved a plot of land and will now have a geological survey carried out.

In advance, however, we are already interested in your experiences regarding the costs of earthworks and how you assess our costs based on your experience.

Our plot:
- hillside location with about 4m slope
- basement will be built
- clayey silty soil according to the development plan
- [weiße Wanne] is required
- finishing the basement as a "rigid box" is recommended according to the development plan

Hello Bombe,

We even have a height difference of 9m over almost 30m. We had to remove and dispose of approximately 1450cbm. The removal and disposal cost us nearly €25,000. Excavation was included in the price. The excavation took about 2 days (as an indicator for you, you can perhaps multiply by a machine hourly rate of €200).

: How long ago was that for you? €25,000 for 1450 cbm is extremely cheap, we are also currently building and had to dispose of 300 cbm, the structural engineer of our general contractor offered us €36.80 per cbm (LAGA Z0) net.

@TE: The soil report will include a foundation recommendation that also takes the soil condition into account. Unfortunately, clay is not necessarily an ideal building ground, a soil replacement may be necessary.
After that, you can roughly estimate the earth masses that need to be replaced or disposed of and then get an offer for this service.
I would do this before buying the property so you don’t experience any unpleasant surprises later.

The excavation was in autumn 2017. The soil was uncontaminated and was used to fill a gravel pit (I think). We paid just under €17 per cbm BKL5-6 (transport + disposal). We had very different offers in the region.

A white tank in a hillside property? Doesn't the basement stick out somewhere or how did you plan it? Normally, an external drainage and backfilling the workspace with Sitter is enough. It’s guaranteed to be 20,000 euros cheaper.

don’t you have another offer? That sounds way too expensive or is your soil contaminated?

White tank or WU concrete is normally only needed for the parts embedded in the ground. I wouldn’t build without it either. Be sure to get quotes for disposal in advance. Disposal costs vary. The farther the landfill is, the more trucks are in use. It’s best to talk to potential construction companies.
