Every beginning is difficult ... Reflections at the start / Planning

All beginnings are difficult. Since I don’t have a guide, I’m turning to you. I want to build a prefab house on a part of my mother’s property. She would gift me the part of the property I need for this. According to the building authority, I am allowed to build a 15x18 m house, 1.5 stories. They couldn’t tell me more at the office because I didn’t have any documents yet.

I imagine a living space of 100-120 sqm and a basement. I don’t need a big garden or luxury. Since there are only two of us and we don’t have high demands, this should be enough for us. Budget is a good question. I did some calculations and overall it should not be more than 150k.

Is that realistic? What are your experiences?

No, never ever. Add €70,000-100,000 on top, then it will be realistic.

100-120 sqm living space + basement + incidental construction costs = > 150,000€

The "rule of thumb" that is often read says: the sqm living space should not be below 1500€ for reasonable quality.

The basement costs several tens of thousands € depending on the ground.

Incidental construction costs start at about 25,000€ to 35,000€.

With a basement, I would say the budget is certainly not enough - even at a significantly lower sqm price. Without a basement, I would see the project as very ambitious.

The question is: Can own work be provided, is there additional equity?

No.

A single-family house with 100 sqm of pure living space costs around EUR 150k as a KfW 70 efficiency house, a basement - for this small single-family house about EUR 30k; both prices from the Rhineland - in Bavaria it will likely be about 8% more, depending on the location.

The incidental construction costs amount to EUR 35-40k - could be more for you if access to the rear development is difficult: additional foundation costs. Plus costs for painting and flooring, plus outdoor facilities, plus garage/carport, plus reserve for extras. Since you seem to be an absolute beginner, I advise you to allow another good EUR 6-7k for checking the entire contract (if you have decided on a provider and before signing the contract) as well as a competent and independent construction supervision.

With a little reading here on the HBF you could already have found this information several times...

oh I overlooked the basement... then I would say your price is between 250,000 and 300,000 € ... so just shy of 150,000 :D
