Hello everyone! On the way to our prefabricated house, we received/compiled two offers yesterday.
First from the company Schwörerhaus and then from an acquaintance (father of a friend) of the company Schwabenhaus. Now it is such that the latter suggested bringing the offer from Schwörerhaus with us and he tries to match everything and give us a better price. But beware: With a brine-water heat pump (geothermal with probe). I will go into the details shortly and would like to hear your assessment exactly on this.
I will try to keep everything as clear as possible. The comparison is always based on information from the construction and performance description of company Schwö. with company Schwa.
The most important point -> Heating
Schwö: Air heating with LL heat pump + additional heating elements at the outlets.
Schwa: SW heat pump geothermal (probe) with underfloor heating.
Both already have automatic ventilation included
If that was all, our decision would be clear and straightforward: Schwabenhaus. However, there are also disadvantages, because somehow the “same price as with Schwörerhaus” has to be earned back and we believe this happens in the following things. I am unsure about those and especially here I ask again for your assessment.
Exterior and interior walls
Schwö: Exterior (total thickness of 32cm)
Schwa: Exterior (total thickness: not explicitly specified)
Inside it is similar: With Schwa. the gypsum fiberboards (12.5mm) are directly on the wooden construction; with Schwö. there are wood-based panels (16mm) behind the drywall (9.5mm). I am somewhat skeptical about Schwa.’s version especially regarding loads. Also, I am not quite sure about sound and insulation. Also, with the ceilings there always seems to be slightly something “missing” in comparison….
The following details are also missing for company Schwa in the construction and performance description. Since I am not an expert, I cannot really assess these well, maybe you can also help here:
All these questions have of course also already been addressed to the Schwabenhaus advisor. However, I assume that if something is not in the construction and performance description, it is simply not included in the scope of services. If you want it => extra charge…. or take care of it yourself.
How would you assess this whole situation? What would be important to you or what does not seem too bad (e.g. the matter with the walls)….. or also what would you rather not recommend?

[*]Transport costs of the house, assembly crane, the assembly itself, scaffolding, residual material container including disposal, construction site toilet, registration and completion notification of the house connections are missing in the construction and performance description of Schwa. (explicitly listed for Schwö.)
