First occupancy with eight years of rental experience in this apartment actually sounds like no one should be better able to assess the value of the apartment than yourself. I do not agree with "normal" for 2012 without underfloor heating. 56170 can mean a lot, Vierwindenhöhe river view is a different league than downtown hospital. Koblenz remains an attractive location, you are also well situated for Hahn, and the value development should be positive (up to Höhr Montabaur already has an effect, Weitersburg is also slightly increasing). E&V has the area in focus, but the apartment is below standard compared to that (but slightly above what is offered by Scout real estate agents); you should find more suitable comparable properties in the Sparkasse Koblenz real estate bulletin.

My recommendation would be to contact the offices of the local [Gutachterausschuss für Grundstückswerte]. There you can obtain information from the purchase price collection with your details (costs about 140€ depending on the case). Or alternatively, you take the [Grundstücksmarktbericht] and see what average value is indicated there.

Hi everyone,

so, the purchase price we agreed on is excluding ancillary acquisition costs 175,000 Euro. I couldn't find comparable apartments; the ones I found have roughly the same price, but are on average 10 sqm smaller and about 30 years older.

The location is Bendorf Sayn.

In my opinion, a fair price. perhaps even cheap?!
