Enlarge the garden terrace directly in a new building?

Hello

we bought a new semi-detached house, our developer will build a 3x5m terrace as standard (ugly concrete slabs 10-15€ per sqm)

Later we definitely want to have a larger terrace 4 or 5m deep and 9-10m wide (width of the entire property)

Should we have the large terrace built directly during the new construction and have our stones laid immediately?

Or should we wait about 1 year until the ground has properly settled so that the terrace remains nice for a long time and does not slightly sink and create slight waves over time because the ground only properly settles after the new construction (large new development with 60 semi-detached houses and infiltration trenches on every property)

After the ground has settled then hire a company to do this for us

What would make more sense?

If the ground is properly prepared and compacted, nothing will settle there. Therefore, we had the entire size of the terrace included in the excavation for the house (soil structure, RC, rough slope, etc.) right away. Once the house is standing, it is easier to pave.

But also consider the maximum extent of the structural use (floor area ratio) of your property. The mentioned dimensions seem somewhat large to me for a semi-detached house plot.

And with terraces, depending on the federal state, you also have to observe boundary distances. That should also be considered! Of course, if it is legally feasible, it is better to do it directly than to expand later. Unless the special request is priced with too high an amount.

The plot is 400sqm, the area should actually be suitable or are there problems with that in NRW?

So if the prices from the developer are okay, join in directly?

Is there any way to ensure that everything is really properly compacted?

It depends on what the development plan, if any, says (the floor area ratio is stated there) and how big the house, driveway, garage, etc. are planned.

It can’t be answered that generally, except that it can get very tight.

It would be extremely frustrating if you had to tear down the expensive terrace you built/bought because either a) the building authority inspects or b) a neighbor reports it (more likely).
