It always depends on what is included. But to give a rough idea, there is a rule of thumb that amounts to 1200-1700€/m². It depends on the type of energy standard, location, etc. But accordingly, there shouldn’t really be many extras included. For example, 1 socket per room? It depends on the construction service description.

One or two stories, with or without a converted attic, standard roof or which roof shape? etc. – a few more details would be appropriate; the same obviously applies to the technology to be installed, the energy standard to be achieved.


Sigh ... building is similar to a football game: 11 friends and lots of referees :( If the offer you have from your builder seems so expensive to your friends who are craftsmen, will these friends surely submit a bid that is unbeatable cheap, meet deadlines, take on warranty, etc.?


This should generally not be a problem since the financing is tied not to the builder but to the price.

Unfortunately, it was not possible to do it differently with the various developers, since this is a new development area and the plots were sold individually by the municipality.

It is to be built two stories with an attic studio with SD. It should already be an energy-saving house. We also want triple glazing, but this will probably cost us a small extra charge, which is clear to us. There will probably also be additional costs for the front door and bathroom because the standard simply does not correspond to what we want. It's all a matter of money.

We are already trying to get a bill of quantities from the developer so that we can have an offer prepared by our friendly craftsmen. Unfortunately, he is not very cooperative in this because we have not yet signed the contract for work. But once we have signed it, I don’t know if he will then accommodate me and remove it from the contract and credit us if our craftsmen are cheaper.

Then the point about financing is already good, that we have not yet signed a contract for work for so long might possibly still allow us to change the developer.

So that you get a comparison and thus can evaluate the provider’s offer – especially regarding the statements of the friendly craftsmen – based on our BB, this REH would cost here in the Rhineland around EUR 210,000 as a Kfw 70 efficiency house with an air-water heat pump, ventilation, and fully finished studio including painting work and flooring – meaning you could order the moving truck after handover.


You will hardly get any provider to hand over an LV to you, whether before or after the contract; btw., I wouldn’t either. But he should give you the BB, a copy of the contract for work, and the payment terms. This – combined with an offer price (preferably a fixed price) – enables you to request prices from craftsmen per trade – simple standard. This way, you get a first benchmark to decide whether individual awarding might be interesting for you. If you answer yes, you need an architect who, among other things, prepares the LV; then you can obtain exact offers. In the beginning, this is not yet necessary, as all craftsmen will submit a lump-sum offer for the start. A decision between individual awarding or general contractor/building contractor is thus possible ;)

Hi construction expert,

thanks for your answer. It probably won’t be exactly Kfw 70 and we will also do painting and flooring ourselves. So it could be around 175k.

But if I take services from the contract for work, I don’t need an architect separately, do I? For us, that would only be roofer/carpentry services.
