Elevated plot - possibilities? Costs?

Hello!

I am new here and would appreciate some input from experts.

We are currently facing the decision of whether a specific plot of land is suitable for us or if we should continue searching. There is no time pressure – we would only want to build in 3-5 years, but now a plot with a good price-location ratio has come up.

Today I received the detailed plans from the real estate agent and it is definitely a noticeable slope. We had hoped that it would be leveled a bit as part of the subdivision – but that doesn’t look like the case on the plans.

We don’t want a high-tech architect house with a complicated floor plan – mainly for budget reasons. And especially regarding additional costs, the slope does worry me a bit. For a shell-and-core construction (130-150 square meters on 2 levels, preferably solid brick), we had roughly planned 250,000-300,000 euros. Is that realistic if you cannot place a prefab house on flat ground?

Very quickly: This will become significantly more expensive with the area, as it is pointless without a basement. We have a similar situation and similar area on the ground floor and upper floor, but are over 400K. A good architect definitely needs to be involved.

I tried to take a closer look at the plans, but due to the resolution, not everything is clearly readable. In the lower part of the plan is the street, and there is also the building envelope? And upwards (to the east) is then the slope. And if I read that correctly, there is about a 3m slope per 10m distance from the street to the other side?

That means, if you build a house with a length of 10m, the ground is already 3m lower, so more than an entire floor. That definitely means you will be in different layers at the foundation, so the earthworks will definitely be more complex.

Ideally, you build with a basement; anything else just costs disproportionately more. You want 130-150m² on two levels? Do you want to build just two levels or two with a basement? On a slope, I think you should build three stories or a large two-story (from 12m length parallel to the slope), because the rear part of the basement disappears into the slope, making it difficult to bring in daylight (ideal for basement rooms). But that will be more expensive again.

Then you have the street uphill, which means your garage/carport must be built on the slope and not into the slope. So you either have to build up or cellar underneath. We did the latter; the basement alone cost nearly €70,000 in shell construction (excluding additional construction costs). Of course, you gain endless space, but at a certain price.

The exterior facilities could also become more expensive because you might need retaining walls, stairs, etc.

A slope is very nice, but as I said, expensive. For 300k all-in, that will be very tight for the size and my current assumptions about your wishes.

That’s so much from a layman who has a similar plot.
