I hope that interest rates will remain "medium-term" – that is, low for another 9 years. Then I would have done everything right with my 10-year fixed interest rate :)

I believe you don't need to worry so much about that. If it weren't the case, the banks wouldn't offer you another 5 years at 0.3%. They can't see the future either, but they can certainly assess the situation better than the average Joe at the pub.

Do they really offer 0.3% for 5 years? I really have to think again whether I should refinance our KFW loan (1.4%). It would be enough for me if the interest rate is still like that in 7 years.

No - I meant the surcharge for 10 years to 15 years.

The market interest rate spread is currently about 37BP just now. But in the further 5 years customer condition there is also an option price included. One must not forget that. In this respect, only 30BP is already a strong signal? Which one is actually being expected.
