Eaves height definition not in the development plan

That is not quite certain yet. It will probably be only about 4-5 meters. And it does not go downhill that steeply. Roof pitch is between 25-50 degrees. At the moment we have 35 degrees planned. So we don't have much leeway there. We might also consider a slightly lower ceiling on the ground floor, which is currently at 2.50m. But we really have to wait until we have all the data.

So, the response from the municipality is in. The eaves point is at the exterior wall extension up to the upper edge of the roof membrane. So OKDH, as indicated in our plan with the 4.29m.

So we still need to make improvements there.

And is there also a legal basis for this or did the mayor just make it up on the spot?

... which should be the minimum limit for new buildings. So: lower the knee wall, increase the roof pitch – or start a dispute with the municipality.

To what extent this is legally sound, I cannot judge. The municipal employee inquired with the responsible planning office, and the measurement point was communicated to her as such.

Yes, that will probably be the outcome. We are also considering submitting a preliminary building inquiry exceeding the eaves height and referring to the lack of definition. Of course, we do not know whether that alone will be sufficient to get approval for a higher eaves height.
