Good day everyone,
I have a question for you, we will have a massive house built, at the moment we are looking for a construction company to complete the shell.
Through an acquaintance, I spoke with a master mason who is also self-employed, and he made a good impression on me. Now he does not do earthworks, so he starts when everything with the earth is already prepared. Now my question is: Who bears the warranty in this case if something goes wrong with the house later?
I am very much looking forward to your answers! Thank you

The warranty is borne by the one who performs :)

Earthworks and concrete/masonry work are two different specialized fields that are usually always carried out by two different companies.

The warranty in the event of damage is borne by the party responsible for the damage and who has not performed their work properly. In the event of a serious case, it must first be clarified by an expert what the cause of the damage to the house is (earthworks, concrete work, masonry work, force majeure...).

The master mason will probably know a colleague who makes proper floor slabs? He will do them, and the other one will do the masonry,- and nothing will go wrong. Because the sky rarely falls, by Teutates. Karsten

But:
If they mention that they actually need a construction site survey for the warranty, and you do not provide it, you have no warranty in case of damage.

The local worker works according to the respective specifications and has nothing to do with the soil report. The person who carries out the foundations/slab/masonry work either assumes the warranty for structural stability or requires a soil report from the client.
