Sorry if this comes across a bit harsh, but I would urgently recommend seeing an architect in your place.

is completely right, without an architect any further planning is totally pointless. The comparison with surrounding development areas/aerial photos does not work for at least 10 reasons (development plan, site occupancy index, floor space index, setback areas, parking spaces, fire protection etc. etc.), so I also consider your conclusions from that not necessarily correct.
