Hello everyone,
our building authority sends our requests in advance to the district office for clarification. Here, we want to increase the knee wall by 25 cm from 50 cm to 75 cm and the eaves heights from 3.5 m on the mountain side to 4 m / 6 m on the valley side to 6.5 m. We want to create more living space in the attic. Set the roof pitch from about 30° to 35°.
Can you help me here and provide reasons that I can send to the district office so that they might possibly approve.
Attached are also cross-sectional drawings and pictures of the surrounding houses.
Our previous text is:
The planned house would fit well into the neighboring buildings due to the intended height and would not appear as a foreign body in the villagescape. The current house to be demolished is 11 m high, the new semi-detached houses would be 10.75 m high. The development plan dates from 1977, and the construction method has changed since then in terms of the thickness of the roof structure, due to better insulation values and rafter thickness, from about 16 cm to 35-40 cm today. To optimally use the living space in the attic and to create more living space, the knee wall should be raised by 25 cm and built with a roof pitch of 35°. Thus, the attic would not be a full floor, i.e. less than 2/3 of the floor area of the floor below.
