Disadvantages of steel element garage construction compared to solid construction

Hello everyone,

I am planning my large garage (6x9m) with a sectional door. The garage should be plastered on the outside. I have an offer from Zapf for a precast concrete garage for just under 33,000 EUR and for a steel element garage (plastered outside, steel sheet inside) for 17,000 EUR, each including installation. Visually no difference from the outside, technology also identical (Hörmann door and drive, additional door at the back), only that the Zapf garage already comes with a foundation and I have to make the foundation myself for the others.

From your experience, is there anything speaking against a steel element garage?

Not really.
For me:
- with roof terrace -> works only with concrete
- I have a concrete garage from IBK. My neighbor has one from Zapf
Zapf is much more expensive, has a few cosmetic features (e.g. under plaster electricity, thicker floor, ...)
Both my garage and my neighbor's garage have problems (cracks, cosmetic defects...)
Overall, I am satisfied with the price/performance of IBK
Other neighbors have, for example, from Ott. They are also okay. Personally, I find the internal service friendly. Unfortunately, the external service is not.

How should it be plastered: really plastered or rather sanded, and should the wall be even or should the plaster or sanding be applied onto the "corrugated sheet"? (at least I don't know of any double-walled steel garages, having hollow spaces there probably wouldn't be a good idea).

Steel sweats, in winter it freezes, you can't just hang anything on the wall, only the price is cheap.
