Different share/equity for construction. How to write it firmly?

Hello everyone,

my girlfriend (soon to be wife) and I want to build a house this year.
We are getting a plot of land and the house is estimated to cost about €400,000.

Now, the situation is that I bring about €150,000 of equity and my girlfriend brings €50,000 of equity.
The remaining €200,000 we will finance, and we both will be listed as debtors and will both repay this debt.

We will both be registered in the land register.

Now my question:
In the case of a separation, the value of the house will then be divided 50/50.
From the fact that I contributed €100,000 more equity, I then see nothing.

Is it possible to somehow stipulate that due to the larger equity contribution, the house belongs approximately 70% to me and 30% to my girlfriend?

Or is there another option that would be advisable in such a case?

We have a similar situation, so a few questions about it:

- who owns the property? You or your wife?
- how is the loan being repaid? Equally by both parties?
- when are you getting married?

The property will belong to both of us, each with 50%.

We will repay the loan in equal parts.

The wedding will be in October of this year. Construction will probably start in June.

I hear that the property is being gifted to you, from which side?

For us, the property comes from my wife and belongs only to her. Financially, I have calculated! what my wife's share (property and share of household income) and mine are. It worked out to about 10,000 Euros difference. Given the imprecision in the calculation, okay. That means everyone has an equal share. When there are children, it’s a mess anyway and very difficult to separate who paid what and who somehow earned.

In the case of a separation, the property remains with my wife and she would have to buy me out of the house. But the question is, when will we separate? In 5 years or in 20, how much debt will remain and how old are the children? In short: what life situation applies?

For you, a marriage contract is an option in which you guarantee this to each other, but have a lawyer or notary advise you.

Oh dear, if it starts like this......

Love and money never go together. It's best to settle everything in advance through a lawyer, then love will also work out.

Hello everyone,

I would be interested in that too. It is similar for us.
The house construction is supposed to start in April. The wedding is in July.

The costs for the house construction (excluding the land) amount to €300,000.
- The land (about €70,000) belongs to me
- I will contribute equity of €140,000 to the house construction
- My girlfriend does not bring any equity

So €160,000 still need to be financed. These costs will be paid off equally by both of us.

What would happen in case of a separation?
Would the house then be split 50:50 even though I have contributed significantly more equity?
