Different capital requirement - error in the calculation?

I wish you a nice day first of all, I have been here in the forum quite often now and have decided to register because at the moment I am a bit confused or rather going in circles.. I will describe my problem with two scenarios.

Option 1
House costs 150k House costs 150k
special services special services
underfloor heating 1k underfloor heating 1k
painting work 9k painting work
subtotal 160k subtotal 151k
own work own work
painting work 9k painting work 9k
total 151k total 142k

In option 1, the painting work is listed by the construction company, the house is finished
in option 2 the house still lacks the wallpaper, which is listed as own work done by a painting company

The numbers are just examples, I wonder and just can't figure out how the difference arises
in option 1 I have a financing requirement of 151k € and a property value?! 160k
in option 2 I have a financing requirement of 142k € and a property value?! 151k

I hope I was able to present it somewhat simply..

please arrange the 2 options into an orderly reading structure. After reading twice, I cannot interpret it and I am an accountant!

Oops, the formatting sorry option 1... 150k for the house plus 10k painter special services minus 10k own contribution. Option 2 ... 150 house without wallpaper minus own contribution 10k estimate painter company.

Unfortunately, I can only get to the PC on Friday because I am at work. I will probably call the bank again today.

In option 2, the bank deducts the equity contribution from the capital requirement and the property value.

You don’t want to have yourself paid out of the loan, do you?

so here I am again, I think I know where the mistake was, I always calculated with the offer I have, and for the bank, a different plan is decisive afterwards, right?

It would be interesting if someone could accidentally provide an Excel spreadsheet with which I can do some calculations.

current situation is,
- house with some own work that I would trust myself to do <-- offer available
- financing offer with which I have no worries about the rate <-- available
- equity / own work <-- open, as about 15k are still missing ;)

maybe someone has a spreadsheet, link or ideas, so that I can play around a bit with the numbers for myself. there are countless directions and terms....

Have you seen the thread pinned at the top of this forum section?

Basically, all cost variants are listed there, as well as all expense variants one might have, so that you can correctly calculate your maximum installment.

You can easily copy and paste the lines into an Excel spreadsheet and then enter your own values.
