Differences between builder contract and work contract

hi

I understand that the developer differs from the general contractor due to the non-existent property.

Now we have a property and want to conclude a contract for work with the general contractor.
I wanted to know to what extent the execution of the construction description in the contract for work differs from that in the developer contract?
I heard it doesn’t have to be as detailed in the developer contract as in the contract for work.
Is that true?

Hello,


It’s not that simple; the developer builds on "their" land and sells the house and land in one contract to the buyer. This eliminates, for example, the real estate transfer tax on both the house and land; usually, the purchase price is paid 100% only after the single-family house is completed.


In general, it cannot be confirmed that the construction description of a developer is less detailed than that of the general contractor. It always depends on which developer or general contractor a buyer ends up with.

Hello,

if you have a plot of land and want to build with a [GU (=Generalunternehmer)], you need to define the scope of services precisely. Often there are specifications of 100 euros for interior doors - or 40 euros for tiles, etc. These are always the simplest qualities. The installation already costs a considerable amount per m². As soon as you change something, even if it is just one more socket in the living room, this causes additional costs. The [GU] charges well for this. I would recommend a construction expert to you who will work this out with you in detail and also supervise later. Otherwise, building with a [GU] can become very expensive.

This is the point that was often mentioned here: "Who builds cheaply usually pays extra." This does not come out of nowhere. There are more expensive offers, but then there is much more included and you don't have to pay extra everywhere when selecting options. And regarding the sockets (as an example), our general contractor allows us to settle accounts directly with the trades so that we can order a socket very cheaply. This continues with many things, e.g., heating, interior plaster, etc.
