Difference between layout change and free architectural planning

Hello,

can someone tell me the difference between
[Grundrissänderung] & [Freie Architekten Planung]?

Our house provider has two different prices for this
and now I don’t know what the difference is.

Because the [Grundrissänderung] costs 500 per floor
but the [Freie Architekten Planung] then costs almost 3,000 euros.

How can I protect myself from our house provider selling me
a [Freie Architekten Planung] even though in my opinion it is just a [Grundrissänderung]?

Attention: layman's opinion:

You make the floor plan change ("move a wall"), the architect creates a floor plan with you that meets your needs.

To be sure, I would definitely ask the company again.

Hello,

at our construction company, the difference is defined as follows:

- Floor plan change: The exterior dimensions of the building and the location of the staircase are fixed, as is the ridge direction. Everything else can be shifted. The basis here is a [Baureihenhaus / Standardhaus].

- Free architectural planning: Here, exactly what the client wants is planned without any specifications from the company.

Basically, you are primarily signing for a standard house.... the provider alone decides when you have made too many changes and charges you for an architect's modification. Be aware that this can also change the base price for a "custom-designed house."

To avoid this, you simply include as many changes as possible in your contract. However, this can lead to the provider wanting to see some money first, which he later credits back to you after signing.
