The development plan states the following regarding the attic:

Das oberste zulässige Vollgeschoss ist als Dachgeschoss auszubilden. Dachgeschosse im Sinne dieser Festsetzung sind Geschosse, die auf mindestens zwei gegenüberliegenden Seiten durch geneigte Dachflächen mit einer Dachneigung von 30 - 50 Grad begrenzt sind.

We are building a bungalow. The attic will not be developed. Do we still have to adhere to the minimum 30 degrees, or is 25 degrees also allowed?

Something like this probably only exists in Brandenburg, or does anyone know of such regulations from another federal state? I dare to assume that the 25° are not allowed. It’s best to ask the authority directly. If they confirm my assumption, you can immediately ask whether there is a possibility of an exemption.

The chance of an exemption is very high. The regulation is probably intended to prevent so-called [Stadtvillen], but certainly not bungalows. Although a 30-degree bungalow also looks nice. Take a look at the photos at [Team massiv]. Karsten

I really don't like the steep roof pitch on bungalows. But I also find this sentence more than illogical and would inquire at the building authority, since you won't have a full floor or attic floor, but only a roof.

perhaps two-story construction is also required. Otherwise, the specification can also be interpreted maliciously and the bungalow must be built as a Finnhut
