Development of plot 2nd row - What costs will be incurred?

Hello everyone,

my wife and I would like to build a small house. Now I have a question about the development. I will simply describe my situation

The plot is located behind my parents' house, the length for the sewer connection etc. would be about 35 meters. My question is what costs should I expect?

Sewer connection?

Electricity?

Telecom?

Water?

Excavation work?

I would need a rough estimate, I have calculated about €35,000.

I hope you can help me.

There are already various posts here about the development of plots in the 2nd row. You better calculate with a factor of 1.5, so around 50,000 EUR. It depends in each case on how deep the sewer is where you want to connect, what the utility providers charge (everything over 10 meters usually gets really expensive), whether you have sufficient slope from the ground level or need an additional lifting system, etc.

Hello,

so we have to develop up to the 3rd row. (approx. 70m)
With us, it is regulated that the suppliers only go up to the first property boundary (that would be the boundary of the parents' property to the public road in your case.)
Because of this, it hasn't become too expensive for us. We pay about €4000 for the front part and because a civil engineering company can do the rest all together, approximately €8000 for the rest. It would have been really absurdly expensive if the supplier had laid the whole 70m.

Unfortunately, it always really depends on the individual case.
