I will ask the notary again, good idea. I don't think he even realizes that half of it has nothing to do with the property itself. The breakdown only came after the draft contract...
Regarding the VAT: We are paying it along, at least that's how it's shown in the breakdown. Or rather, the development company paid it to their subcontractor and we, of course, get it passed on - and then again the property transfer tax on top of that :-/
