Hello dear members,

with our developer, only screed (with underfloor heating) is laid, and the floor covering must be installed by the buyer themselves after handover.
However, the interior doors are already installed by the developer beforehand.

The issue of "interior doors already installed - floor covering still needs to be laid" worries me greatly.
I am not an expert, but I would instinctively say that the floor covering should be installed first and then the doors.

The developer does not know which floor covering I will choose and is not interested (unfortunately).
Isn't there a huge risk that the gap between the floor covering and the door leaf will be much too large later? Or possibly too small?
I also imagine there could be problems at the transition between the door frame and the floor covering, since the floor has to be laid around it.

I imagine it all very unpleasant.
What do you think about this approach? Or is this common practice and there are good solutions for it?
The developer is very inflexible, so retrofitting the doors afterwards is unfortunately not possible.

Thank you very much for your help!

In general, I agree with you: doors last, but overall so much will happen on the way to the interior door that the doors will worry you the least in the end.

Lay the floor around the frames if no sufficiently high spacers were placed underneath during installation. Door leaves can be taken off and cut at the bottom at any time, or conversely, a sealing lip can be glued on, whereby the door gap as an overflow opening is a prerequisite for all modern ventilation options.

For us, the doors did come last, but now all the base tiles/boards still have to be laid up to the frames. Also not necessarily better in terms of logical sequence.

It would have been similar with our general contractor as well. We simply removed the trade "installing doors" and installed them ourselves after laying the tiles. ([Türen hat der GU trotzdem besorgt])

I think that's a pretty good compromise. With us, the general contractor had the doors installed last. Of course, the tiler was there before that. However, we also laid carpet later upstairs. Since 1cm is generally assumed for flooring, we were able to lay our carpet under the door frame. Door frames are glued in such a way that they can be shortened at the bottom if necessary.

Yes, financially it is not worth it, though. I believe we were credited around 500€... And for 7 doors, we needed one day for the frames and half a day for the doors/locks.

We removed the finished floors of the general contractor when signing the work contract. He gave us the address of the door and staircase builder, and we then informed him of the desired floor construction height from the screed. It worked perfectly: spacers fit perfectly under the frames.

We slid the solid wood planks just barely under the frame, and the tiler sealed the gap to the frame with silicone.

Otherwise, frames can still be shortened afterwards, but not extended. Shadow gap saw. Door leaves are best cut with a saw table with a guide.
