Demolition permit with nature conservation hurdle

Hello everyone

We were really excited when the construction and demolition permit arrived and thought it could start soon. However, the condition was set that a report must first be created to ensure that no protected species live in the house (which stood empty for many years).

I have found some people here who know the "problem," but unfortunately no information about who exactly to hire for this or what it approximately costs. Shouldn't the developer have known that such a condition would come? He believes that this is totally surprising for him and that we now have to bear these costs ourselves because it was not calculable.

When I ask Aunt Google, I get scared about what all might be coming our way.

If you are really building with a developer and already have a contract, I would say that this is not your problem...

You need a biologist to prepare the appropriate report. Sometimes landscape architects are allowed to do this as well. There is a corresponding EU regulation. With us, it cost about €1000. They actually lie in wait at night and observe the bats and such. And if there are any native to your property, then you have to wait with the demolition until the breeding seasons are over and so on.
