Decision support for my new construction project

hello everyone,
I have actually found a great forum and really hope that I will be helped here by an impartial yet very experienced side.

please don’t stone me.
I am facing the decision of fulfilling my dream of owning a home in the Rhine-Main area.
There are several options to choose from, which are:

    [*]mid-terrace house with around 135sqm living space without a basement from the developer with gable roof (approx. 170sqm plot and costs around 350,000 euros plus all additional costs)
    [*]mid-terrace house with gable roof to build myself (or have it built) (similar plot size, costs about 120,000 euros just for the land)
    [*]detached single-family home (approx. 230sqm plot, costs about 110,000 euros just for the land plus all costs)
    [*]semi-detached house (approx. 500sqm plot which costs around 230,000 euros plus all costs, again just the land and then sell or possibly rent one half after completion)

It should also be mentioned that in option 1) underfloor heating, electric shutters, outdoor socket, and a few other features like tiles in the kitchen, hallway as well as bathrooms and a small terrace are included.

Painting work as well as further floor coverings are the responsibility of oneself. However, they could still be ordered for an additional charge.

I’ll spare you the construction specification for now, as I first want to gather a few opinions as mentioned.

Regarding the layout of the respective rooms, I am completely relaxed. Only concerning the roof shape, I would personally like a mono-pitch or flat roof.
However, this is not a "must-have" and is, of course, subject to the development plan, which I would still have to check for options 3) and 4) or would do so.

My disadvantages with option 1) are only the extra wishes regarding multimedia cabling and network as I want it, which I would like to have installed under plaster.
Unfortunately, I would only be allowed to start working on it after the property has been accepted. Only then may I chase grooves, lay cables and plaster again.

Otherwise, most of my needs and wishes could be fulfilled, provided no further ones come to mind.

How would you decide?
The mid-terrace house (version 1) would be built to KfW 75 standard without a basement and would be completed by the end of this year or the beginning of next year.
If I build it myself (or have it built), I would probably be able to move in somewhat later as the plots are currently in the development phase.
Since I am not under time pressure, this should not be a problem. My goal is still to have everything finalized next year.

For options 3) and 4), I have been placed on a waiting list and according to the plot operator's statement last week, I am quite high up to be able to choose one of the two plots.
This would probably take place in about six to eight weeks.

I also admit that I have not yet dealt more closely with the topic of having it built by a general contractor or general planner, as I still do not know which option I should prefer.

Of course, it would also be nice to get it a few euros cheaper, which I could then invest in other projects or additional equipment.

If building myself, then preferably stone on stone or prefabricated timber frame construction???
I know that I will still have many questions.
But first things first and above all, which option???

I find 230 sqm very tight for a detached house, or is that even possible with a garden?

now that you mention it, that’s probably true :confused: I still need to clarify some details since the plots aren’t fully developed and divided yet. nevertheless, the garden wouldn’t necessarily be a main criterion, since less garden = less gardening ;) what would still be important is the sunlight exposure and a usable terrace. I will find that out soon. thanks for the valuable tip

We ourselves are currently having a terraced middle house built in Gelsenkirchen through a property developer (you can find the description here in the forum under the search term "Vista Reihenhaus"). Our concept is similar to your 1.), so I can report something about it, maybe just read my post there.

Personally, I like option 1.) a lot, but it is always a matter of personal taste. I’m just not the type who "has to walk around their house," and besides, at least here in the Ruhr area, it is simply significantly cheaper than detached solutions, which we also simply could not have afforded (wanted).

What does your financial situation say? Maybe that already rules out the detached single-family house?

P.S. Variante 4 has a tax component that must also be taken into account!
