It will be a timber frame house. Our architect has currently given us 762 cubic meters (including basement) as initial information. The living area currently amounts to 135 sqm.
I have to contradict my predecessor - ultimately the wall structure does not matter. All systems are the same - provided the contract is awarded to a general contractor/construction company - in that they are executed according to the applicable building regulations/the energy saving ordinance. On the contrary, it is rather the case - my personal experience - that a timber frame house is usually more expensive than a conventionally built single-family house.
For Kfw 85 or Kfw 70, you should rather calculate around €1,300.00/sqm, from Kfw 55 upwards – due to the technology to be installed – rather around €1,400.00 and more (for a normal single-family house size); note => the smaller the house, the higher the price/sqm. If you want to contract all trades yourself – assuming corresponding technical knowledge – it is also added from all experience that you cannot calculate with a fixed price.
